According to The State of Lagos Housing Market Vol. 3, a pool of roughly 6,800 high-net-worth individuals (HNWIs) and steady diaspora investment consistently drive demand for Lagos’ luxury properties.
While these estates command a premium, much of the cost reflects the private provision of essential services—water, electricity, drainage, and security—that would typically be funded by the state in other global markets.
In Lagos, exclusivity primarily stems from controlled access and private management rather than seamless integration into a high-functioning urban system. Magodo GRA Phase 2, located in Shangisha within Kosofe LGA, is one of the most expensive estates on the Lagos mainland. Originally developed as a Government Residential Area for civil servants, it has evolved into an upscale neighbourhood that attracts middle- and upper-class residents.
The estate is made up of several gated mini-estates and features a mix of apartment buildings, duplexes, larger houses, schools, and other community facilities. Its well-planned layout, tight security, and serene environment make it one of the most sought-after addresses outside the island.
Rental prices range from N6 million to N20 million annually for 3-bedroom duplexes, N9 million–N18 million for 4-bedroom units, and N13 million–N25 million for 5-bedroom homes. On the sales market, 3-bedroom houses are priced between N150 million and N400 million, 4-bedroom duplexes sell for around N650 million, while 5-bedroom houses range from N450 million to N700 million.
